Off Peak Policies

Please give 24 hours notice when possible. We recognize unforeseen circumstances happen.

We will also gladly move your reservation to an alternate date at no charge.
 

Peak Rodeo Season Policies

This policy applies to reserved stalls, trailer parking, dry camping and RV parking during December rodeo season.
 

Cancellations before November 1:

Eligible for a full refund. If you paid by credit or debit card, any processing fee that is not returned to us by the processor is deducted. Cash, check, Zelle, and Venmo payments have no processing fee, so those refunds are issued in full.
 

Cancellations on or after November 1:

A refund is issued only for the nights or spaces we actually refill. When you cancel, we put the space back up immediately and try to refill it. You may also send us a replacement; that person must be approved by us and must pay before you are released.
 

• If we refill the whole reservation, you receive a refund for the refilled dates, minus any non-refundable card fee.

• If we refill only part of it, you receive a refund only for the part that was refilled.

• If we cannot refill it, there is no refund.
   

What is not a cancellation:

A reserved space is held and charged whether a horse, trailer, or RV occupies it or not. Showing up with fewer horses than reserved, leaving early, or not using part of the reservation is not a cancellation. Unused stalls or spaces after arrival are not refundable and do not become credit, a carryover, or free space for a later stay.

No Show Policy:
 

A no-show is not a cancellation. No-shows are not refundable.
 

Credits:

We do not issue refunds or credits outside this policy. Unused nights from a prior year do not convert into this year’s stalls, parking, or camping.
 

December is our busiest season and a major part of how the ranch operates year-round. After November 1 we cannot hold cancelled space off the market, so refunds depend on whether that space is actually refilled.
